We require a non refundable deposit of 20% of the total rent to confirm a booking, with the balance payable six weeks prior to arrival. If the booking is made less than six weeks before the arrival date, then the whole rent is payable at the time of booking. Once we have received your deposit, we will send you written confirmation. The contract for your short term holiday rental begins once we have issued your confirmation letter. We are unable to take credit cards, however, we do take bank transfers and cheques which are to be made payable to N Richardson. Rentals start at 4 pm on the day of arrival and finish by 10 am on the day of departure unless alternative arrangements have been agreed.
Rent for the cottage includes electricity, full oil central heating, wi-fi, bed linen and towels. A highchair and stair gate are provided, subject to availability, free of charge.
If you have to cancel your booking for whatever reason, we will endeavour to relet the cottage for the whole period of the booking. If we are able to relet the cottage for the whole period, we will refund all monies less the non refundable 20% deposit. Should we be unable to relet the cottage, then all monies paid shall be retained by us. It is strongly recommended that you take out cancellation insurance. Bookings are non transferable.
If we should need to cancel your booking due to circumstances beyond our control, we will endeavour to offer suitable alternative accommodation; should this not be possible we will refund all monies paid to us in full.
We regret that we do not accept pets. Hill Top is non smoking. Candles are not permitted in the cottage. The number of persons occupying Hill Top must not exceed ten people (adults and children) unless agreed by us. We reserve the right to refuse entry to the entire party if these conditions are not observed.
Care of property
We request that you take all reasonable and proper care of Hill Top, its furniture, fittings and effects and leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning. We reserve the right to enter Hill Top at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance. Guests are legally bound to reimburse us for replacement, repair or extra cleaning costs on demand.
All guests and their visitors must ensure that they take all reasonable steps to ensure their own safety and that of others whilst at Hill Top. We cannot accept responsibility for any injury or loss caused whilst in or around the property.
If for any reason you should incur a problem during your stay at Hill Top, please bring the matter to our attention as soon as is reasonably possible in order that we can rectify the situation.
